What is a no-doc home loan?
A no-doc (no income verification) home loan is a non-QM mortgage that qualifies you on your credit and equity rather than your income. There are no tax returns, W-2s, pay stubs, or income statements of any kind — the lender doesn't calculate a debt-to-income ratio, which is why it's also called a no-ratio loan. Because it skips the ability-to-repay income documentation, it requires a larger down payment, solid reserves, and a clean recent credit history. It's available in Oregon and California for primary residences and second homes.

This is a non-QM (alternative-documentation) program, and it's important to be clear about what that means: "no-doc" refers to income and employment documentation, not to underwriting. For loans from $2,000,001–$3,000,000 the maximums tighten slightly — 740+ up to 80% purchase / 70% cash-out, 720 up to 75% / 70%, and 680–660 up to 75% / 65% (a 640 score is not eligible in this band). Down payment shown is for purchases; on a refinance the same percentage is the most you can borrow against your home's value.
