This is a non-QM (alternative-documentation) program, and it's important to be clear about what that means: "no-doc" refers to income and employment documentation, not to underwriting. We still confirm your ability to repay through your credit profile, cash reserves, and a clean recent mortgage history — the grid below shows how your credit score and loan size set your maximum financing. If you'd rather qualify on documented cash flow or wealth, our bank statement and self-employed loans use business deposits, and our asset depletion program converts savings and investments into qualifying income; we'll point you to whichever framework gives you the strongest, cleanest file.

No-doc financing works for a primary residence or a second home across Oregon and California, on purchases, rate-and-term refinances, and cash-out refinances with no cap on the cash you can take out.
