Our Story
Built on the belief that mortgage lending should be simple, honest, and fast.
Lumen Mortgage was founded in 2016 in Portland, Oregon with a single, clear mission: make the mortgage process transparent for everyone — from first-time buyers to seasoned farm operators and real estate investors.
The mortgage industry had a trust problem. Fees buried in fine print. Rates that changed at the closing table. Loan officers who disappeared after taking an application. We built Lumen specifically to address every one of those failures.
Today, we offer 44 loan programs across residential, multifamily, agricultural, and commercial categories — along with 15 free mortgage calculators that anyone can use without giving up an email address first. We publish the Freddie Mac PMMS rate every Thursday morning, the same moment we see it.

How We Work — Start to Close

Consultation
A 20–30 minute conversation — phone, video, or in our Portland office. We learn your goals, run preliminary numbers, and tell you exactly which programs fit your scenario. No pressure, no obligation.
Pre-Approval (24–48 hrs)
Submit your documents once through our secure portal. We review credit, income, and assets — and issue a fully underwritten pre-approval letter, not just a pre-qualification. Sellers notice the difference.
Processing & Appraisal
We order the appraisal immediately and manage every part of the pipeline in parallel — title, insurance, and underwriting run simultaneously, not sequentially. This is where our 17-day average comes from.
Clear to Close
We'll walk you through your Closing Disclosure line by line before you sign anything. Every number matches what you were quoted. No last-minute surprises — that's a Lumen guarantee.
Keys in Hand
