Virginia (VA) — Conditional

Available for investment properties when title vests in a legal entity (LLC, trust, corp., or similar). Individual name vesting is not currently available in Virginia.

What "Investment Properties Only" Means

In states outside of Oregon and California, our lending activity is limited to properties purchased or refinanced for business or investment purposes — not for personal occupancy. Practically, this means:

  • 1–4 unit residential rentals (non-owner-occupied)
  • 5+ unit apartment buildings and mixed-use
  • Farmland, ranchland, orchards, and vineyards
  • Commercial agricultural operations
  • Raw land held for investment or development
  • Short-term rental (STR) and DSCR loan structures

Primary residences, second homes, and owner-occupied properties in states outside OR and CA are not eligible. Loan eligibility is always subject to credit, property, and underwriting guidelines.
