2026 Market Numbers

What are the loan limits in Sonoma and Napa?

Both counties are high-cost areas with limits above the $832,750 baseline: $897,000 in Sonoma and $1,017,750 in Napa, for conforming and FHA alike. Most estate, hillside, and vineyard properties are above those limits, so jumbo and agricultural financing do most of the work here. In Healdsburg the typical home is worth about $1.10 million, and in the city of Sonoma about $921,000, both above Sonoma County's limit. In the city of Napa it's about $862,000, under Napa's $1,017,750 limit, so many in-town Napa homes still fit conforming or FHA.

Built for Wine Country

Which loan fits a wine country purchase?

Buyers here are often buying a luxury estate or weekend home, qualifying on assets rather than salary, or buying vines, a winery, or horse property. Here's how we match programs to the way people actually buy here.

Luxury estates and high-net-worth buyers

Healdsburg, Glen Ellen, St. Helena, Yountville, and the Napa hillsides are jumbo territory. Jumbo starts at 10% down for most buyers and 0% for VA and physician loans, with no mortgage insurance, a 40-year fixed with 10 years interest-only, and no autopay or banking-relationship requirement.

Wealth that doesn't show up on a W-2

Retirees, founders, and investors often have more assets than taxable income. Asset-based loans qualify you on savings, brokerage, and retirement accounts without liquidating them. Business owners can qualify on bank statements or a P&L instead of tax returns.

Vineyards and wineries

From the Russian River, Dry Creek, and Alexander valleys to Carneros, Oakville, and Rutherford, we finance producing vineyards, wineries, and tasting-room properties. A home with a few rows of vines may fit a residential or hobby farm loan; a working operation fits an agricultural loan.

Equestrian estates and ranches

Petaluma, Penngrove, Sebastopol, Bennett Valley, Kenwood, and Pope Valley are known for horse property, from a barn and paddocks to full training facilities with arenas. We finance equestrian estates, hobby farms, and working cattle and sheep ranches.

Second homes and Bay Area movers

Many buyers come up from San Francisco, Marin, and the Peninsula, either moving full-time or adding a weekend home. Second-home loans start at 10% down. Buying before you sell? A bridge loan unlocks your current home's equity first.

Fire rebuilds and custom construction

After the Tubbs and Glass fires, many owners rebuilt in Fountaingrove, Coffey Park, Calistoga, and the Mayacamas. Construction loans fund custom builds and rebuilds, and newer fire-resistant homes may be easier to insure.

Residential Programs

Home loans available in Sonoma and Napa counties

Wine country buyers can choose from jumbo, agricultural, equestrian, hobby farm, asset depletion, bank statement, vacation home, bridge, construction, bank statement, asset-based, DSCR, and physician loans. The right one depends mostly on the price of the home and how you earn your income.

Local Knowledge

What's different about financing a wine country property?

Insurance first, not last

In the hills and the Mayacamas, insurance can be the hardest part of closing. High-value homes may need coverage above the FAIR Plan limit, so we start quotes during pre-approval.

Water, wells, and grape contracts

Vineyard value depends on water. We review well capacity, water rights, and any grape purchase contracts early, because appraisers and agricultural lenders will.

Residential or agricultural?

A home with some vines is residential. A producing vineyard or winery is agricultural. The choice changes down payment, rate, and term, so we decide it before you write an offer.

Luxury and estate appraisals

Estates with acreage, guest houses, barns, or winery buildings have few direct comparables. We order early and use appraisers who know wine country.

Short-term rental rules

Both counties and several cities limit vacation rentals or require permits. Check the rules before you count on rental income from a second home.

Qualifying on wealth, not salary

Many buyers here have significant assets and modest taxable income. Asset-based and bank statement loans let you qualify without selling investments or taking distributions.

Wildfire & Insurance

Can you get a mortgage on a home insured through the California FAIR Plan?

Usually, yes. Many Sonoma and Napa homes can only get fire coverage through the California FAIR Plan. Lenders generally accept it when it's paired with a "difference in conditions" policy that covers what the FAIR Plan leaves out. The key is getting quotes early.

What the FAIR Plan covers

The FAIR Plan is California's insurer of last resort. It mainly covers fire, lightning, and smoke. It isn't a full homeowners policy on its own.

Filling the gaps

A difference in conditions (DIC) policy adds liability, theft, water damage, and other coverage. Together they usually meet lender requirements.

Why timing matters

Your premium is part of your payment and your debt-to-income ratio. A high quote found late can shrink your budget or delay closing.

Insurance partners who know fire country

We work with insurance agents who consistently find some of the most competitive and comprehensive quotes for homes in high fire-danger areas. We'll connect you during pre-approval, so you know your real payment before you make an offer.

Insurance is provided by independent licensed agents, not Lumen Mortgage. Learn more at the California FAIR Plan.

FAQ

Common questions from wine country buyers

What are the 2026 loan limits in Sonoma and Napa counties?
Both are high-cost counties. In Sonoma County, the 2026 single-family limit is $897,000 for both conforming (high-balance) and FHA loans ($1,148,350 for 2 units, $1,388,050 for 3, and $1,725,050 for 4). In Napa County, it's $1,017,750 for a single-family home, with FHA limits of $1,302,900 for 2 units, $1,574,900 for 3, and $1,957,250 for 4. Loans above those amounts use jumbo financing.
What does a jumbo loan look like for a wine country estate?
Our California jumbo loans start at 10% down for most buyers and 0% down for VA and physician loans, with no mortgage insurance, a 40-year fixed option with 10 years interest-only, and no autopay or banking-relationship requirement. Best pricing with strong credit (740+). Estates with significant acreage, vineyards, or outbuildings may need a different structure, so we review the property early.
Can I qualify for a mortgage on my assets instead of my income?
Yes. Asset depletion loans qualify you on savings, brokerage, and retirement accounts, so you don't need to take taxable distributions or sell investments to show income. They're common for retirees, founders after a liquidity event, and investors whose tax returns show little income. Business owners can also qualify on bank statements or a P&L.
Do you finance vineyards and wineries in Sonoma and Napa?
Yes. We finance producing vineyards, wineries, and tasting-room properties across both counties. Agricultural loans run from $500,000 to $25,000,000+, with amortizations up to 30 years and payments that can be timed to harvests. Plan on at least 20% down (up to 80% LTV), with the best pricing at 30% down or equity and strong credit (740+). Raw land with no operating income typically needs 30–40% down. Water rights, wells, and grape contracts matter, so we review them early. See our California agricultural loans.
Is a home with a small vineyard a residential or agricultural loan?
It depends on how the property is used and valued. If it's mainly a home with some vines that don't drive the value, a residential, jumbo, or hobby farm loan usually fits and often has better terms. If the vineyard is a real income-producing business, an agricultural loan usually fits better. We look at the appraisal, the acreage, and the income before choosing.
Do you finance equestrian estates and horse property?
Yes. We finance horse property and equestrian estates in Petaluma, Penngrove, Sebastopol, Bennett Valley, Kenwood, Pope Valley, and across both counties. Barns, arenas, wells, septic, and shared roads are common, so we review them early to avoid appraisal surprises. See our equestrian property loans.
Is there a limit on how many acres I can finance in Sonoma and Napa?
We have loan options with no limit on acreage, from jumbo loans for luxury estates, hobby farm and equestrian loans for homes on large parcels, to agricultural loans for working ranches and vineyard estates across both counties. The best fit depends on how the land is used and whether it produces income, so we review the parcel, the improvements, and the appraisal before choosing.
Can I get a mortgage if my home insurance is through the California FAIR Plan?
Usually, yes. Many Sonoma and Napa homes in high fire-risk areas, especially in the hills and the Mayacamas, can only get fire coverage through the California FAIR Plan. Lenders generally accept a FAIR Plan policy paired with a separate "difference in conditions" policy that adds liability, theft, and water damage coverage. High-value homes may need more coverage than the FAIR Plan's limit, so get quotes before you write an offer. We work with insurance agents who regularly find competitive, comprehensive coverage for high fire-risk homes, and we'll connect you early.
Can I rent out a wine country second home?
Possibly, but check local rules first. Sonoma County, Napa County, and several cities limit or require permits for short-term vacation rentals, and some areas cap the number of permits. A home you use yourself part of the year can be financed as a second home with 10% down and better pricing. If you plan to rent it out most of the time, it's an investment property (see the next question). Misstating occupancy is mortgage fraud.
Can I finance a wine country Airbnb or short-term rental?
Yes. A DSCR loan qualifies on the property's rental income instead of your tax returns, and Airbnb or VRBO income can count when it's backed by 12 months of rental history or a market rent analysis. Short-term rentals carry a 5% LTV reduction from the DSCR program maximums, so plan on at least 25% down on a purchase. DSCR loans need a 620+ credit score, with best pricing with strong credit (740+), and allow LLC vesting and a 40-year fixed option. Before you buy, confirm the property can get a vacation rental permit from Sonoma County, Napa County, or the city it's in, since some areas cap permits. A property that can't be permitted can't count on short-term rental income.
Can I buy in wine country before selling my Bay Area home?
Yes. A bridge loan uses the equity in your current home to fund your next purchase, so you can make a non-contingent offer and sell afterward. Bridge terms run 1–24 months, up to 80% LTV, with interest-only payments and no prepayment penalty.
How fast can you close a mortgage in Sonoma or Napa?
Lumen Mortgage's average clear-to-close is 17 days. Estate, vineyard, equestrian, and construction loans can take longer, mostly because rural and luxury appraisals take more time. Starting insurance quotes early helps avoid last-minute delays.
