Submit rent roll, T-12 operating statement, rent roll, and property summary. Preliminary term sheet within 24 hours.

Application & Third Parties

We engage agency-approved appraisers, Phase I environmental, and property condition assessment. Timeline is approximately 45–60 days.

Agency Approval

File is submitted to Fannie Mae or Freddie Mac for DUS/Optigo approval. Our experienced team manages the agency review process.

Closing

Loan documents are prepared, rate is locked, and the transaction closes. Agency loans typically close in 45–60 days from application.

General Qualifications

Minimum 90% occupancy for 90 days prior to application
DSCR of 1.25x or greater (standard programs)
Minimum 50 units (or $5M loan size) for most agency programs
Property in good physical condition or recently renovated
