Hunting & Recreational Rights

Documented hunting lease revenue, guide service income, and recreational use agreements all factor into our income analysis.

Conservation Easement Income

Properties with USDA CRP, NRCS EQIP, or private conservation easement payments receive full credit for that recurring income.

No Acreage Cap

We don't impose arbitrary acreage limits. Large ranches and timberland tracts qualify for financing based on documented income and collateral value.

General Qualifications

Minimum 25–35% down payment for ranch and timberland acquisitions
Income documentation: Schedule F, grazing lease agreements, timber contracts
Property appraisal by a MAI-certified agricultural and rural land appraiser
Environmental and title review included as part of standard underwriting
Debt service coverage from combined land, lease, and off-farm income
Entity borrowers (LLC, LP, S-corp, Trust) accepted with full documentation
Licensed in Oregon and California (NMLS #1498678)
