Farm Profile Review

We start by understanding your operation — acreage, crop types, income history, and financing goals. A 20-minute call is usually enough to identify your options.

Financial Documentation

We'll request your last 2 years of farm returns, Schedule F, operating statements, and a property description. We keep the list concise and practical.

Global Cash Flow Analysis

Our underwriters build a complete income picture combining farm income, off-farm sources, rental income, USDA payments, and crop insurance to establish DSCR.

Loan Structuring

We present a loan structure — amount, term, rate, and payment schedule — designed around how your operation generates cash, not how a bank prefers to receive it.

Appraisal & Approval

A certified agricultural appraiser evaluates the property. Once the appraisal is received and reviewed, final approval is issued.

Close & Get Back to Work

We close efficiently with no last-minute surprises. You fund, we record, and you get back to running your land.

General Qualifications

Minimum 20–30% down payment (farm-specific equity requirements apply)
2 years of farm tax returns (Schedule F) or comparable financial documentation
Crop insurance in force or commitment to obtain coverage at closing
Debt service coverage ratio of 1.15x or higher preferred
Property must qualify as actively operating agricultural land
Entity borrowers (LLC, LP, S-corp) accepted with proper documentation
Licensed in Oregon and California (NMLS #1498678)
