What Documents Do You Need for a Bank Statement Loan?

For a bank statement loan you provide 12 or 24 consecutive months of complete personal or business bank statements, a CPA or licensed tax-preparer letter confirming at least two years of self-employment in the same line of work, a photo ID, and asset statements for your down payment and reserves. Business-statement files may also include a CPA letter or P&L documenting your expense ratio. No tax returns, W-2s, or pay stubs are required.

Key Facts

12 or 24 consecutive months of complete bank statements
CPA or licensed tax-preparer letter: 2+ years self-employed, same line of work
Optional CPA letter or P&L to justify a lower expense factor
Photo ID and authorization to pull credit
Asset statements for down payment and reserves
Explanations for large non-business deposits
No tax returns, W-2s, or pay stubs

Bank Statements

Provide 12 or 24 consecutive months of statements for the account you're qualifying on — every page, including blank ones. Pick personal or business statements based on which produces the stronger income; 12 vs. 24 months and personal vs. business walks through how to choose. If deposits run through more than one account, expect to provide all of them so transfers can be backed out.

Proof of Self-Employment

Most programs require a CPA or licensed tax-preparer letter confirming at least two years of self-employment in the same line of work. Engage your CPA before you apply so the letter is ready with your first document upload.

Expense Factor Documentation (Business Statements)

Business deposits are reduced by an expense factor — typically 50%. If your actual expenses are lower, a CPA letter or CPA-prepared P&L documenting your expense ratio over the statement period can bring the factor down to 30–40% and raise your qualifying income. If you already have a CPA-prepared P&L, a P&L-only loan may be another path.

Identity, Credit, and Assets

Photo ID for each borrower and authorization to pull credit — the minimum score is 620, with best pricing at 740+. Asset statements show the funds for your down payment (from 10% on a primary residence, 15–20% on investment property), closing costs, and reserves. Most programs count a portion of business account balances toward reserves. Buying your first home? See bank statement loans for first-time buyers.

Property Documents

For a purchase: the signed purchase contract and a homeowners insurance quote. For a refinance: your current mortgage statement and insurance declarations page. Condos and townhomes need HOA contact information.

What to Explain Before Underwriting Asks

Large deposits that aren't business income — a family gift, an insurance payout, a crypto liquidation, a brokerage transfer — need a short letter of explanation and a paper trail. NSFs during the statement period can raise flags, so be ready to explain any. Consolidating deposits into one primary business checking account keeps the review clean. When you're ready, start your application — it takes under 10 minutes with no impact to your credit score.
