How much do I need down on a hobby farm?
At least 20%. Hobby farm loans go up to $5,000,000 with a 680 minimum credit score and no acreage cap, but the maximum LTV steps down with loan size, second-home occupancy and acreage. Properties with 10–20 acres max out at 75% LTV and 20+ acres at 70%. Primary residences keep 80% up to $2M (to $2.5M with 740+ credit); second homes drop to 75% above $1.5M. Investment properties are allowed with investor limits: 75% to $1.5M, stepping down to 50% from $3.5M.
Best for: Oregon and California buyers of horse properties, acreage homes and vineyard estates who qualify with W-2, self-employed or retirement income
How It Works
Understanding the Hobby Farm Loan Calculator
A hobby farm loan is a residential mortgage on a home with acreage, barns, arenas or plantings, underwritten on your personal income. The land can produce income, like a hay lease or vines, but that income isn't used to qualify. If you need it to qualify, an agricultural loan is usually the better fit.
The calculator checks every loan-size tier in the program matrix and finds the largest loan you can get at your credit score, occupancy and acreage, then shows which limit sets it. On a $3.2M purchase, for example, a primary residence on 15 acres can borrow up to $2.4M at 75%, while the same property as a second home tops out at $2.24M under the 70% tier for loans up to $2.5M.
Payments use the rate you enter (6.5% by default) on 30-year amortization, or 40-year amortization for primary residences. Read our Templeton equestrian estate case study to see how a 7/1 ARM with 40-year amortization worked on a nearly $3M horse property.

About This Calculator
What the Hobby Farm Loan Calculator is For
Hobby farm loans finance a home on acreage when you qualify with your regular income, not farm income. Loans go up to $5,000,000 with no acreage cap, a 680 minimum credit score and at least 20% down. How much more you need depends on loan size, occupancy and acreage: second homes and investment properties step down faster, 10–20 acres caps LTV at 75%, and 20+ acres caps it at 70%. This calculator applies those limits, shows which one sets your maximum loan, and estimates the payment on a 3/1, 5/1 or 7/1 ARM or a 30-year fixed, with an optional 40-year amortization on primary residences. The rate defaults to 6.5% for illustration; enter your own to test scenarios.
