What Documents Do You Need for a DSCR Loan?

A DSCR loan needs documents about the property and your assets — not your income. Expect to provide a photo ID and credit authorization, recent bank or investment statements showing your down payment and reserves, a signed lease (or an appraiser's market rent analysis for a vacant or new purchase), a homeowners insurance quote, and the purchase contract or current mortgage statement. If you're closing in an LLC, add the articles of organization and operating agreement. No W-2s, tax returns, or pay stubs.

What You Won't Need

DSCR loans skip personal income documentation entirely: no W-2s, tax returns, pay stubs, 1099s, profit and loss statements, or employment verification. The property's rent is the income. That's the main reason the file comes together faster than a conventional investment loan.

Borrower Documents

Photo ID for each borrower or guarantor, plus authorization to pull credit — the minimum score is 620, with best pricing at 740+. Recent bank, brokerage, or retirement account statements show the funds for your down payment, closing costs, and reserves. Large or unusual deposits may need a short explanation of where the money came from.

Property and Rent Documents

For a purchase: the signed purchase contract. For a refinance: the current mortgage statement. Either way, the lender needs proof of rent — for a property that's already leased, the signed lease agreement is usually sufficient. For a vacant property or a new purchase, the appraiser completes a 1007 market rent analysis with the appraisal. You'll also need a homeowners insurance quote, and HOA contact details for a condo or townhome.

LLC and Entity Documents

Both single-member and multi-member LLCs are eligible. A single-member LLC typically needs only the articles of organization and the operating agreement. A multi-member LLC may also need a member resolution authorizing the loan and identifying the authorized signer. More on vesting in our Oregon LLC guide.

Short-Term Rental Documents

For an Airbnb or VRBO property with history, provide 12 months of platform statements. For a new purchase, the appraiser prepares a short-term rental market analysis instead. Keep the 5% LTV reduction in mind — see DSCR loans for short-term rentals.

What Happens After You Submit

The file is reviewed for the DSCR ratio, credit, reserves, and property eligibility, then the appraisal and title are ordered. Most DSCR loans close in 21–30 days. Check whether you qualify first with the full DSCR loan requirements, or start your application — it takes under 10 minutes with no impact to your credit score.
