Can You Get a DSCR Loan for an Airbnb or Short-Term Rental?

Yes. DSCR loans can qualify an Airbnb or VRBO property on its short-term rental income instead of your personal income. Qualifying income comes from 12 months of platform statements or, for a new purchase, an appraiser-prepared short-term rental market analysis. The rules match a standard DSCR loan — 620 minimum credit (best pricing at 740+), a 1.0x standard ratio, no tax returns — with one difference: a 5% LTV reduction, so a purchase tops out at 75% LTV instead of 80%.

How Short-Term Rental Income Is Calculated

If the property already operates as a short-term rental, the lender uses trailing 12-month Airbnb or VRBO platform statements. For a purchase or a property without a full year of history, an appraiser prepares a short-term rental market analysis that projects income from comparable listings. That income is divided by the monthly payment (PITIA) to get the DSCR. In strong vacation markets, STR income often produces a qualifying ratio that long-term rent never would.

The 5% LTV Reduction

Short-term rentals carry a 5% LTV reduction compared with a long-term rental. On a purchase that means up to 75% LTV (25% down) instead of 80%, and cash-out refinances are reduced the same way. Plan your down payment around the lower limit.

Credit, Ratio, and Documentation

Everything else follows the standard DSCR loan requirements: a 620 minimum credit score with best pricing at 740+, a 1.0x standard minimum ratio (down to 0.75x with 700+ credit and strong reserves), and no personal income documentation. You can close in an LLC, and there is no cap on how many properties you finance.

Improving a Borderline STR Ratio

Seasonal markets can leave a ratio close to the line. A 40-year fixed or an interest-only payment lowers PITIA and lifts the DSCR, and a larger down payment does the same. Run the numbers with the DSCR calculator using the projected STR income.

Check Local STR Rules First

Many cities and counties in Oregon and California limit short-term rentals with permits, caps, or zoning rules. Confirm the property can legally operate as a short-term rental before you rely on STR income to qualify — if it can't, the loan would be underwritten on long-term market rent instead.

Short-Term Rental vs. Second Home

If you plan to use the property yourself for part of the year, a second home loan may price better, but it limits rental use and requires personal income documentation. A DSCR loan treats the property as a pure investment. See second home vs. investment property to compare.

Conventional vs. DSCR vs. DSCR Interest-Only: How a Brookings Oregon STR Borrower Picked the Right Investment-Property Loan

A high-performing short-term rental near Brookings, Oregon. $500K loan on a property valued north of $1.5M. Vested individually — not in an LLC — with rental income flowing straight to Schedule E. We walked the borrower through four side-by-side options: a Conventional 30-year fixed, a DSCR 30-year fixed, a DSCR 10-year interest-only with a 40-year term, and ultimately a Conventional 15-year fixed. Same rate range across the three 30-year options, similar closing costs, but the right answer wasn't the cheapest payment — it was the loan that aligned with how this borrower actually plans to operate the property. Here's the full deep-dive analysis, the math at Freddie Mac PMMS averages, and exactly why a Conventional 15-year fixed won.

Interest-only payments on a 40-year DSCR loan can lift your debt-service coverage ratio by roughly 0.13–0.15 and add hundreds of dollars per month in cash flow — sometimes flipping a deal from negative to positive. Here is what the math looks like at 2026 median price points across six West Coast investor markets, modeled at 30% down (70% LTV) which is the sweet spot for best-tier DSCR pricing.
