General Qualifications

Credit score of 640 or higher (680+ for best DSCR rates)
Minimum 15–25% down payment depending on property type and loan program
DSCR of 0.75 or higher (subject property income vs. PITIA)
3–6 months cash reserves for each financed property
Entity vesting requires operating agreement and authorized signatory documentation
No primary residence requirement — pure investment properties only
